For the buyer the value of a product will change as perceived price paid and/or perceived benefits received change. The same in true for a home inspection service. We all want to know what we are paying for. Some things to consider when ordering a home inspection.

-A typical home inspection should include 3-4 hours of on site time

-A home inspector should encourage your attendance to answer any questions and point out maintenance items

-Most clients prefer a narrative style report with color photos that explain not just report concerns instead of a simple check list

-Availability of the inspector after the inspection is an important consideration..

How to calculate your home inspection prices?

Up   to   1,200 sq. ft.       $319
1,201 to 1,500 sq. ft.       $329
1,501 to 2,000 sq. ft.       $339
2,001 to 3,000 sq. ft.       $379
3,001 to 4,000 sq. ft.       $419

4,001 and up                  $ call

Do you have an Energy Solution service for our home ?
Not at this time. Our Energy Auditing service is planned for 2009 and will show you where the energy loss is in your home.

Do you charge by square footage?
yes and no.  For Commercial Property Inspections ONLY

Do you charge more for older homes?
yes an no.  Older homes often require more time to inspect.
When you call to order an inspection we will determine if this is true for your property.
There may be no addtionall charge depending on several factors.

Additional Services, that I provide.
Mold Inspection..................... $109 per sample
Radon Inspection.................. $125 includes a 48 hour testing & Lab Results  when ordered concurently with home inspection and within 50 miles of base.
Carbon Monoxide Testing....... $29 with an inspection
New Construction...................$289 add $25 to every 500 sqft.

Environmental Solution Services: (Available Fall 2008)
Thermal Infrared Imaging......$0.25 sqft with an inspection  $0.38 sqft without an inspection
Blower Door testing...............$265 first hour $68 the following. This is a minimum 2 hour process. Larger homes over 1,400 sqft can add about an extra hour.
Energy Auditing provided with both services NO Charge

Condos / Town homes   2 bdrm is $269.00   3 bdrm is  $289.00
Apartment Owners Please call for a multi unit rates.
